The Challenge
A South Florida real estate investment firm managing 40 properties and a $28M portfolio was tracking deals in spreadsheets and rental income in QuickBooks with no connection between them. Partners had no unified view of portfolio performance. Deal pipeline was tracked in a shared Google Sheet that was frequently out of date. Calculating cap rates IRR and cash-on-cash returns required manual Excel work for every new deal. The firm was evaluating 15 to 20 new acquisition opportunities per month and losing time to manual analysis.

Our Solution
We built a custom investment analytics platform in ASP.NET Core 8 with Blazor. The platform includes a live property portfolio dashboard showing NOI cap rate occupancy and cash flow per property. A deal pipeline module tracks acquisition opportunities from lead through due diligence to close with automated ROI projections. The system integrates with QuickBooks via API for income and expense sync. Partners get a mobile-responsive executive summary view with portfolio-level metrics and alerts for properties underperforming their targets.

The Results
Partners reduced time spent on monthly reporting from 2 days to 90 minutes. Deal analysis that previously took 3 hours per property now takes 15 minutes using the built-in calculator. The firm closed 4 additional acquisitions in the first 6 months attributing the speed to faster deal evaluation. One underperforming property was identified and divested within 60 days of the platform launch saving an estimated $140K in future losses.
